  • A. CITY REVIEW PROCEDURE
    1. Applicant reviews proposal with City Planner before plans are finalized.
    2. Applicant submits application and submission documents to City.
    3. Planner, City Attorney and Engineer prepare written review of application for Planning Commission and City Council (Building Inspector and Fire Chief may also prepare reviews depending on issues involved in application).
    4. Planning Commission reviews proposal and makes recommendation to City Council. A Public Hearing is not required.
    5. City Council reviews Final Plat and takes action, directing Staff to prepare Development Agreement.
    6. Staff prepares Development Agreement; Park Dedication is determined; and all documents are prepared for final City approval.
    7. City Council reviews all documentation and takes action.
    8. City Staff processes permits.
    B. SUBMISSION REQUIREMENTS
    The final plat shall be prepared by a registered surveyor and shall conform to all state and county requirements and the requirements of the subdivision design features below.
    Subdivision Design Features
    1. Name of subdivision.
    2. Identification of all lots and blocks by consecutive numbers.
    3. Municipal, township, county or section lines accurately tied to the lines of the subdivision by distances and angles.
    4. The date, north point, map scale, name and address of the applicant, owner, operator, surveyor, engineer and designer including their license numbers and seals.
    5. A correct boundary survey and legal description of the subject property made and certified to by a registered Land Surveyor indicating total acreage of site.
    6. Accurate angular, linear and curvature dimensions and data for all lot lines, angles and street centerlines;
    7. Accurate location and depiction of all monuments;
    8. Accurate plan and legal description of all areas to be dedicated to the public and all easements for public access or use;
    9. Certifications showing that all taxes and special assessments currently due on the property to be subdivided have been paid in full.
    10. Certification by a Registered Surveyor;
    11. Execution by all owners and mortgage holders;
    12. Blanks for required signatures and dates.
